110,000 SQFT Industrial Property for Sale in San Diego’s North County

Another industrial property has been put up for sale in San Diego’s North County. Located close to Rancho Bernardo at 17066 Goldentop Road on 6.2 acres of land, the light industrial property known as the Golden Hills Corporate Center totals 110,190 square feet split over two floors. The asking price is undisclosed at this time. 

The marketing of the property is led by the Cushman & Wakefield team of Brant Aberg and Bryce Aberg.  

Golden Hills Corporate Center was originally constructed in 1991 as a single-tenant Class B building. The aerospace company Northrop Grumman shares an address with the site. The marketing materials show that each of the two floors is sized at 55,095 square feet and the property has a flexible floorplan. The building also has one drive in/grade-level door, 13 foot clear ceiling height and 376 parking spaces available. 

The industrial asset is located just off US Interstate Highway 15 as well as a short drive away from the local Sprinter and Coaster commuter rail lines. It is also within easy reach from the Port of San Diego and the San Diego International and the McClellan-Palomar airports.

The Registry recently reported on the sale of a similar asset located at 2210 Oak Ridge Way & 2325 Cousteau Court in Vista, that fetched $24.5 million from a buyer based in Los Angeles. These two fully leased Class A industrial properties spanning 6.4 acres are also situated in the North County submarket of San Diego.

Cushman & Wakefield recently reported on the overall health of the industrial sector in the larger San Diego metropolitan area. According to their Q4 2023 Market Beats San Diego Industrial report, there is a strong demand from tenants of various sizes, totaling more than 5.2 million square feet over the next 24 months throughout the county. Manufacturing remains a significant contributor to this demand, with San Diego’s diverse economy shielding it from broader impacts. Cushman’s report concludes that key sectors such as defense, technology and life sciences, including medical device manufacturing, will continue to play pivotal roles in driving this demand.
