120-Unit Multifamily Development Planned for Los Angeles’ Van Nuys Neighborhood

More housing is being planned for the San Fernando Valley. In late August, developer Jonathan Azal of JB Builders submitted plans for a 120-unit apartment building in Van Nuys.

Located at 14519-14539 W. Sylvan Street, the project is designed by GA Engineering and would total 113,375 square feet and reach six stories. The project would also consist of 4,800 square feet of commercial space located at the ground level and 102 parking spaces.

In total, the development would feature a mix of one-, two- and three-bedroom units. The proposal also includes 14 units for extremely low income housing using Transit Oriented Communities incentives.

Situated in Northern Los Angeles, the property would take shape in a largely residential area, with various retail amenities located nearby. The project site is also within close proximity to the Sepulveda Basin Recreation Area. Additionally, the site maintains easy access to the rest of the Greater Los Angeles area with Interstates 405 and 5 within a short commute of the property.

In general, the San Fernando Valley has seen various multifamily projects take shape throughout the course of the year.

In neighboring North Hollywood, ABS Development Company recently proposed an affordable senior housing project. Located at 5645 W. Fernwood Avenue with frontage along De Longpre Avenue, the project proposal includes the construction of a 25-story residential tower with a floor totaling approximately 368,425 square feet.

While 100 percent affordable, the project would feature 99 apartment units for moderate income households, or those earning 20 percent of or below the area median income; 395 units reserved for low income households, or those earning 80 percent of or below the area median income; and five manager units offered at market rate, according to previous reporting from The Registry.

Likewise in Sylmar, an affordable housing project is being planned at 12534 San Fernando Road. Proposed by R2H Development in late August, the project would include 164 affordable apartment units as well as 13,120 square feet of open space and 82 parking spaces.
