153-Unit Multifamily Development Planned at Site of Hollywood’s Sunset Vine Tower

After plans were recently submitted to the City of Los Angeles, additional housing could be added at the site of the Sunset Vine Tower, a 19-story tower along Sunset and Vine Boulevards. The project was proposed by Sares Regis Group last week and would add 153-units to the prominent Hollywood intersection. 

Project plans call for the construction of an eight-story building at 6266 Sunset Boulevard. The building would total 164,508 square feet and include 153 residential units, with 23 set aside for affordable housing. In addition, the project would feature 13,026 square feet of commercial space and 210 parking spaces. 

In addition, the project includes a variety of amenities, including a courtyard at the podium level. The courtyard will also include a pool, club room, sitting areas and a fitness center. In total, the project will feature 18,950 square feet of open space, which includes the 9,419 square-foot courtyard area as well as private balcony space for tenants. 

The project is being designed by TCA Architects. Renderings submitted by the architecture firm show that the new L-shaped building would wrap around the existing Sunset Vine Tower and connect to it via an external bridge at the mezzanine level. With the addition of the existing tower, the total project would cover 245,413 square feet of floor area and include 219 residential units.  

Overall, the proposed building is designed to complement the existing tower while also enhancing the area with a new, modern take. According to project plans, the contemporary design will alternate between different textures, colors and materials — including aluminum, concrete and metal — to bring in visual contrast and avoid repetition. The building is also designed to feel open and inviting, with plenty of common open spaces and landscaping.

While designed to blend with the existing tower, two one-story commercial buildings on site would be demolished to make way for the project. 

Located along a main intersection in Hollywood, the project is near a variety of multifamily assets as well as numerous shopping and dining amenities. Popular attractions, including the Hollywood Walk of Fame and Hollywood Palladium, are also nearby. In addition, the area is highly walkable but also maintains close proximity to Interstate 101 as well as the Hollywood/Vine Metro Station.  

The project is being developed by the residential branch of Sares Regis Group. The real estate development and investment company was founded in 1993, with a focus on residential and commercial properties in the Western United States. In addition to Los Angeles, the company has residential developments throughout Southern California, including in San Diego, Irvine Long Beach and more.
