201,304 SQFT Mixed-Use Development Nearing Completion in Chino Hills

A 201,304 square-foot mixed-used development is nearing completion in Chino Hills. Initially approved in 2017, the project by Cerritos-based developer Exdev is likely to be completed in 2022. 

The project, also referred to as The Rincon, is located on 10.42 acres along Soquel Canyon Parkway. Once finished, the development will include two hotels, two medical office buildings, and five retail buildings. 

Exdev recently received approval for its final project at the development, a 119-room Holiday Inn Express, and began construction at the end of 2021. In addition to the 70,000 square-foot hotel, several other projects at the site remain under construction. These include a 6,500 square-foot, single story medical office building, which will be occupied by Spectrum MRI, as well as additional retail space. 

In total, the mixed-use development will feature 20,000 square feet of retail space, with half already completed. Also completed is the 116-room Marriott Towneplace Suites, a 9,786 square-foot daycare center occupied by Kiddie Academy and an additional 30,000 square-foot medical office building. 

The project is being designed by Gonzalez-Abreu/Alas Architects (GAA Architects). According to a landing page for the project on the firm’s website, all buildings are constructed with classic stone veneer and neutral color palette to ensure a timeless design. 

The development is located just off of State Road 71, near a variety of commercial office and retail assets. Additionally, Chino Hills High School is located less than a mile from the development. Numerous parks, including Chino Hills State Park and Prado Regional Park, are also just a short drive away. 

Chino Hills has seen quite a bit of development over the past several years. Nearby is the recently completed Trumark Homes. The mixed-use development is home to 68 single-family homes, 42 townhomes and 18,000 square feet of retail and restaurant space. An additional mixed-use development, The Santa Barbara, is also closeby, and provides 324 residential units and 15,600 square feet of retail space.

Exdev was founded in 1990 and specializes in the development of numerous property types, including hotels, retail centers, office complexes, industrial assets and more. The company also owns several hotel franchises with Marriott, Hilton and International Hospitality Group. As well as Chino Hills, the company has developed mixed-use properties in Diamond Bar, Pasadena and Long Beach.
