26,200 SQFT Bolsa Row Terrace Breaks Ground in Orange County’s Little Saigon District

WESTMINSTER, Calif. –– R.D. Olson, an award-winning general contracting firm, announced the groundbreaking on construction of Bolsa Row Terrace, a new 26,211 square-foot shopping and dining destination in Orange County’s Little Saigon District, home to the nation’s largest Vietnamese-American population. 

This is R.D. Olson’s second phase of the 6-acre project for developer IP Westminster, LLC (founded by Joann and Bac Pham) following the September 2022 completion of the adjacent 200-unit Bolsa Row Apartments. 

Referencing the French colonial architecture predominant in pre-war Vietnam, the two-story retail development will offer a mix of shopping and dining options that face a landscaped courtyard with additional al fresco bistro seating. Arches, ironwork, glass storefronts and an atrium with clear rooftop paneling lend a luxury look to the new construction. Featuring 26,211 square feet of leasable space (13,852 of which is dedicated to food and beverage options), the site is also specifically designed to accommodate community celebrations, concerts, and night markets. The signature element of the Bolsa Row Terrace is the exterior façade’s clock tower and traditional mansard roof, which pay homage to Vietnam’s iconic Bến Thành Market.

Bolsa Row Terrace is located at 10000 Bolsa Avenue, representing the southeast corner of the intersection of Brookhurst Street and Bolsa Avenue. It enjoys ease of access to the 405 and 22 Freeways and is only a few short miles from The Disneyland Resort. This retail addition supplements the existing 200-unit luxury Bolsa Row Apartments and the future Wyndham Grand Bolsa Row Hotel. Completion of Bolsa Row Terrace is slated for the early part of 2024, when spaces will be ready for tenant build-out. A full-service valet will accompany ample visitor self-parking, comprising 77 spaces in a subterranean parking lot and an additional 42 spaces on-grade within the development along Festival Street.

After nearly 50 years, our family still continues to eat, work and pray right here in this same community, so we’re excited to see Bolsa Row Terrace serve as another element to the revitalization of Little Saigon.”
