343-Unit Residential Tower Planned for Los Angeles’ Koreatown Neighborhood

A 22-story residential tower is being planned in Los Angeles’ growing Koreatown neighborhood. Recently submitted to the City by Sherman Oaks-based Berendo Inc, plans for the project call for up to 343 residential units for a mix of income levels. 

The project site is located at 640 S. Berendo Street, at the southwest corner of Berendo Street and Wilshire Boulevard. The new development would total 207,160 square feet. However, a 33,057 square-foot commercial building currently on site would also be retained as part of the project.  

According to plans for the project, the residential portion of the building would include a mix of studio and one-bedroom apartment units, ranging in size from 380 to 885 square feet. Additionally, 38 units would be set aside as affordable housing. 

The tower would also include more than 25,000 square feet of open space, including a leasing office, library, business center and lobby at the ground floor. The second floor also would include a fitness center and bicycle storage. Other amenities at the building would include a rooftop deck with a pool, a sky terrace and private balconies. 

The project is being designed by Marina Del Rey-based architecture firm HansonLA, with renderings showing a facade of glass windows between columns rising vertically from the podium level to the roof of the building. Private balconies are also placed at the corners of the building, adding shape to the rectangular facade. 

The Project is centrally located in Koreatown, near several major metro stops. The Wilshire/Vermont Metro Station is located just east of the project site and the Wilshire/Normandie Station is also just a short walk to the west of the site. Nearby are also a number of multifamily assets, including Radius Koreatown Apartments, The Abbey Apartments, The Vermont Apartments as well as several others. 

In general, the area has seen a large increase in multifamily developments in recent months. Jamison Properties is behind one large-scale luxury development at 3600 Wilshire Boulevard. Just a short walk from the Berendo Street development, the planned project includes two 23-story towers with 760 residential units. Several affordable housing projects are also being planned for Koreatown, including BRIDGE Housing’s 95-unit project at 711 New Hampshire and Domus Development’s 43-unit supportive housing project at  1141 Crenshaw Boulevard.
