379-Unit Multifamily Building Proposed in Los Angeles’ Fashion District

A planned 379-unit apartment development remains at a standstill in Los Angeles’ Fashion District after it was first proposed in 2016. Initially, the project was intended to be completed in 2021 but so far, construction at the project site has yet to begin.   

The development, which would be located at 1100 S. Main Street, is being planned by Los-Angeles based development company Jade Enterprises and would total 354,100 square feet when completed. Most recently, in 2018, the City of Los Angeles published an environmental review on the project. 

According to the report, the project would include the demolition of an onsite commercial office building and the construction of an eight-story apartment building with 25,800 square feet of ground floor office and retail space. The project would also include 429 parking spaces in a subterranean parking garage as well as 42 units for low income housing. 

Additionally, the proposed development would offer 13,000 square feet of indoor and outdoor amenity space. This would include a salt water pool and spa, a two-story fitness studio, media room, conference rooms and several resident lounges. 

The project is being designed by MVE + Partners. While the architecture firm did not respond to a request for comment, renderings for the project on their website show the building would also include walkable streets and placemaking with a unique mid-block publicly accessible park, enhanced pedestrian experience, and extended retail frontage. 

With its location in Los Angeles’ Fashion District, the property would be within walking distance to various retail amenities, including the popular flea market Santee Alley and the Los Angeles Flower District. The Fashion District is also in close proximity to Downtown Los Angeles, offering close access to many popular attractions, like the Los Angeles Convention Center, the Crypto.com Arena and LA Live. 

The project site would also be near an additional planned development by Jade Enterprises at 1123-1161 S. Main Street. The 30-story building, which is also being designed by MVE + Partners, is projected to be completed by 2026 and is intended to coordinate with the proposed development at 1100 S. Main Street.
