51,000 SQFT Office Building in San Diego Placed up for Sale for $17.5MM

A fully occupied office space has recently been placed up for sale in San Diego. According to a property listing from Voit Real Estate Services, the 51,000 square foot building is listed for sale for $17.5 million, or about $343 per square foot. 

The property is located at 9573-9577 Chesapeake Drive in the Kearny Mesa submarket. Public property records show that the building was last sold in 2007 to Providence Chesapeake LLC, an entity that shares an address with Providence Capital Group, for $14.6 million, or about $286 per square foot.

Built in 1985, the two-story building is situated on 2.58 acres and also offers 162 parking spaces. The property was last renovated in 2016, at which time it received improvements including a new roof, upgraded interiors and landscaping, a gate installed in the parking area and more. 

The building is fully leased to the City of San Diego, which utilizes the building for its Engineering Field Office. The City has occupied the space for more than six years, with a current lease that is set to expire in 2027. 

The property is situated just south of State Route 53 and to the west of Interstate 15. It is also located near the Montgomery-Gibbs Executive Airport as well as various retail and dining amenities. 

“Kearny Mesa is considered the most central location in the City of San Diego, with access to more freeways than any other market area of San Diego County. As a result, Kearny Mesa is the preferred location for critical governmental operations and has a high concentration of service facilities for the City of San Diego, County of San Diego, State of California, and Federal Government agencies,” the marketing brochure states.
