550-Stall Mobile Home Community in Hemet Trades for $18.1MM

In a sign of positivity for the Inland Empire’s residential market, a mobile home community in Hemet has recently traded hands. According to Vizzda records, a 550-stall mobile home community in the city was acquired by an entity linked to Norton Karno for $18.1 million, with $28 million in assumed debt serviced by PNC Bank. The seller in the transaction was an entity affiliated with Fred Fleiming.  

Located at 601 N. Kirby St., the nearly 94-acre community is age restricted for those 55 and older. Known as the Colonial Golf & Country Club, the property is also home to an 18-hole golf course. 

The property is situated off State Route 74 and is near a mix of other residential and commercial properties. Several other mobile home communities are nearby, including Foothills of Hemet Mobile and Desert Sky Manufactured Housing. 

Other similar properties have traded hands across the Inland Empire in recent months. 

Earlier this year in Riverside, a 150-bed senior living community traded for $19.4 million. The property, known as the Arlington Riverside Senior Community, was acquired by an entity tracing to Simcha Mandelbaum from an entity linked to Phuong Pham. The property is located at 4609 Arlington Ave. and consists of a 66,211 square foot, two-story assisted living center, according to The Registry’s previous reporting.
