Nexus Development has locked in $276 million in new debt across its two Orange County Vivante communities, with the Newport Center property alone drawing about $1.4 million per unit, which puts a lender's valuation on the ultra-luxury end of senior housing at a time when occupancy is climbing and almost no new supply is coming.
