American Commercial Equities’ Makes Progress on 735-Unit Residential Project in Hollywood

American Commercial Equities is seeking to add more than 700 residential units along Sunset Boulevard in East Hollywood. The project, which was initially proposed in 2017, is making its way through the entitlement process, with the City recently publishing a final environmental impact report for the project. 

The TCA Architects-designed project includes a total of 735 residential units, located at 5420 Sunset Boulevard. According to the EIR, the 882,246 square foot development would include the construction of four buildings each reaching six stories.

The residential component of the building would include a mix of studio, one- and two-bedroom apartment units, while the ground floor level would consist of approximately 95,000 square feet of commercial space. The project also proposes 1,409 vehicle parking spaces within two underground parking garages and one at-grade parking level. Additionally, 387 bicycle parking spaces are proposed. 

Other amenities include residential lobbies and leasing offices, pools and spas and various other recreational facilities. In addition, the development would include 91,606 square feet of open space amenities, such as several landscaped courtyards and paseos. 

Currently, the site is developed with more than 100,000 square feet of commercial space, including a former Food 4 Less and McDonalds. According to the proposal, existing commercial uses would be demolished to make way for the planned project. 

The project site is located at the busy intersection of Western Avenue and Sunset Boulevard, with a number of shopping and dining options within walking distance, including a Target which is just across the street. In addition, the property is a short commute to Interstate 101, which connects the East Hollywood site to the rest of the Greater Los Angeles area. 

The project would join several other projects taking shape along Sunset Boulevard. One such project is the CMNTY Culture Campus, which is planned for the corner of Highland and Sunset Boulevard. The 500,000 square foot campus, which is being proposed by eight-time Grammy award winning songwriter and producer Philip Lawrence, would feature a mix of production, performance, education, and creative office spaces for musicians. 

Additionally, Los Angeles-based developer Palisades is planning an approximately one million square foot mixed-use project with up to 825 units on a 5.5-acre lot at 1111 Sunset Boulevard. The project was first proposed by the development company in 2018. However, in March, the City approved Palisades’ bid to develop the site. 

While the project is still in the planning stages, the project would likely be developed over the course of 48 months once it is approved.
