Blackstone and LBA Realty are refinancing their Apple- and WeWork-anchored One Culver campus with a $270 million floating-rate CMBS loan from Nomura, a deal that requires the partners to cover a roughly $46 million gap against existing debt even as fully leased creative office remains one of the few Los Angeles office products lenders will still finance.
