Brookfield Plans 34-Story Residential Tower at Bank of America Plaza in Los Angeles

Brookfield Properties, a New York-based real estate developer, could soon be bringing new residential space to Los Angeles’ Bunker Hill neighborhood. Plans for the project were submitted earlier this month and should they receive approval, would place a 366-unit tower at the four-acre Bank of America Plaza, which is also owned by Brookfield.  

The apartment complex is referred to as “The Residences at 333 South Hope Street,” and would reach 34-stories and cover a floor area of 309,160 square feet. As well as the 366 market rate units, the project also would include various luxury amenities – such as a pool, spa and fitness center – and a ground floor cafe. The Project would also include a 5,097 square-foot pedestrian plaza, and approximately 27,809 square feet of open space and recreational amenities. 

Located on the larger Bank of America Plaza, the project would also benefit from an already existing subterranean parking structure, with approximately 187 vehicle spaces dedicated to the project as well as 187 bicycle parking spaces. The project site is also home to an already existing 55-story office tower, which will remain on site. The plaza also features paved terraces, landscaping and public art, which includes Alexander Calder’s well-known “Four Arches” sculpture. The plaza is further designed with a sunken water feature that includes a waterfall and several ornamental pools. 

The Residences at 333 South Hope are being designed by Los Angeles-based Large Architecture, and are intended to reflect the design of the surrounding plaza. According to project renderings, the residential tower would be built in a cylindrical shape with the exterior primarily designed in glass with white concrete and wood detailing. V-shaped beams would also support the building while simultaneously extending outward over the plaza through a third-level deck to provide a unique architectural element and a more open design concept.

The project site is located in the Bunker Hill neighborhood, which is home to various residential, office and hotel assets. The property is also in close proximity to many popular attractions, including the Broad Museum, Museum of Contemporary Arts and the Walt Disney Concert Hall. The World Trade Center building is also located just west of the property, while the Ketchum-Downtown YMCA and Los Angeles Central Library are to the east. State Road 110 as well as several bus stops are also within close proximity to the project site. 

Founded in 1923, Brookfield owns and operates more than 800 properties across the globe in all real estate sectors, including office, retail, multifamily, hospitality and logistics. Currently, the company has more than 375 million square feet of real estate under management, with an additional 50 million square feet in active development.
