CBRE Awarded Listing of Electric Vehicle Charging Station in Vernon

NEWPORT BEACH, Calif. –– CBRE announced that it has been awarded the listing of an Axis IOS electric vehicle (EV) charging facility in Vernon, Calif. The listing is a rare, turn-key parking and charging station for over 40 commercial EVs.

Mike Norton and Alexander Lansill of CBRE are marketing the charging facility for lease on behalf of the owner, Axis Electrified Solutions (AES), a real estate company that develops off-site charging depots. CBRE’s EV Service Line advised Axis on selecting the charging site.

“Companies who have invested in electrifying their fleet of commercial vehicles have the opportunity to take advantage of a turn-key charging solution at this site,” said Mr. Norton of CBRE. “Developing a convenient location for charging their EV fleet can be daunting for any business owner. AES has removed this obstacle and made it easy for businesses to lease space to charge their fleets overnight in a secure location.” 

Located at 4441 East 52nd in Vernon, the 0.61-acre site will officially open in 2024. It will have enough stations for 42 EVs that can connect to either level 2 chargers (34 stations), commonly found at public charging locations, or level 3 direct-current fast chargers (eight stations), which can recharge a vehicle in as fast as 20 minutes.

The space will be leased in a typical triple-net commercial real estate structure, with the fleet tenant paying for their electricity consumption directly to the utility company.

“Commercial fleets are perfect for transitioning to EVs. Their routes are routine, picking up their vehicles in the morning and dropping them off in the afternoon. This location lends its hand to this kind of pattern where the EVs can be dropped off after completing daily routes and then be charged and ready for the next day’s deliveries,” added Mr. Lansill of CBRE.

The charging site is less than one mile from Interstate 710, which connects the Ports of Los Angeles and Long Beach to numerous distribution centers throughout Southern California and two miles south of the cross-country Interstate 10. 

According to the U.S. Department of Energy, California leads the U.S. for the number of EV and plug-in hybrid registrations per thousand people and, as of August 2023, California has the most charging stations at just under 15,000 public stations, followed by New York (3,500) and Texas (2,700).
