Champion Real Estate’s 104-Unit Project in Los Angeles Moves Forward

Champion Real Estate’s 104-unit apartment project planned for Los Angeles’ Echo Park neighborhood is moving forward after the City’s decision to reject an appeal on the project. The development, Sunset & McDuff, will now be cleared to head toward construction, according to Los Angeles city records.

Located at 1485 Sunset Boulevard, the project is designed by AC Martin and will include the construction of a five-story, 106,830 square foot residential building with 8,000 square feet of commercial space.  

The project will include a mix of studio, one-, and two-bedroom apartment units, with 11 units set aside for extremely low income households. 

In addition to the residential space, the project will also include two subterranean parking levels, one partially below-ground level with commercial uses fronting Sunset Boulevard and parking at the rear. In total, the project provides 101 vehicle parking spaces and 12 short term and 81 long term bicycle parking spaces. Various amenities are also included throughout, such as 500 square feet of outdoor eating areas along Sunset, a 1,150 square foot lobby and mailroom and more. 

The project will also retain an existing building on the site, which totals approximately 2,573 square feet, making for a 109,403 square foot project. In total, the project site consists of seven lots at the corner of Sunset Boulevard and McDuff Street. The site is currently developed with surface parking and three vacant single-story commercial buildings constructed between 1922 and 1939, according to planning documents.

The appeal for the project was filed in May of 2022 on behalf of Supporters Alliance for Environmental Responsibility, with documents showing the reasons for the appeal involving grievances against the land use decision. 

Plans for the project were initially submitted to the Los Angeles Planning Department in June of 2021. At that time, the project proposal included plans for a 136-unit project, according to previous reporting from The Registry. Those plans would have made for a 188,349 square foot development, with 15 units set aside for affordable housing.
