CIM Group Plans 114-Unit Apartment Project in Los Angeles’ Jefferson Park Neighborhood

CIM Group is planning to bring more residential space to Los Angeles. A recently submitted application by the local real estate development company shows plans to add a 114-unit building to the city’s Jefferson Park neighborhood. 

Plans for the project were submitted in late November. Those plans, with designs from Nadel Architects, show the project would take shape at 3022 Western Ave. Overall, plans include the construction of a five-story building totaling 81,190 square feet. 

The residential portion of the project would include a mix of studio, one- and two-bedroom apartment units. In addition, 14 of the total unit count would be reserved as affordable housing. 

As well as the residential portion, the building would feature 2,500 square feet of commercial space, 62 parking spaces and 6,310 square feet of open space. Additional amenities at the property would include a recreation room at both the ground floor and second floor and an upper level pool deck. 

The project site is situated in southwestern Los Angeles, directly south of the Santa Monica Freeway. Both Exposition Park and the University of Southern California are also within close proximity of the property. 

In recent months, CIM Group has been busy with a number of projects throughout Los Angeles. In October, the company announced the completion of The Dillon Silver Lake II, a 53-unit, three-story apartment building at 609 N. Dillon. The building joins CIM Group’s already existing 49-unit The Dillon, which was constructed in 2019. 

CIM Group also recently submitted plans for a 146-unit project in Los Angeles. The project plans include designs from KFA Architecture and would include the construction of a 90,000 square foot building reaching five stories. The project would be located at 6611-6637 Hollywood Boulevard, according to previous reporting from The Registry.
