EGC Real Estate Plans 189-Unit Apartment Project in Central Los Angeles

EGC Real Estate, a Hidden Hills-based firm, has revealed new plans for a new mixed-use development titled ‘West Terra’ near the intersection of Western and Washington Boulevards in Central Los Angeles. 

The project, located at 1828 S. Western Ave., involves the construction of a six-story building featuring 189 apartments of varying sizes, including 83 studios, 70 one-bedroom units and 36 two-bedroom units, according to project plans. Of the total, 28 of the new apartments earmarked for rental by very low-income households. 

Additionally, the blueprint includes approximately 6,000 square feet of ground-floor commercial space and parking provisions for 175 vehicles across both grade and a single subterranean level.

Bittoni Architects is in charge of designs for West Terra, with renderings showing a building clad in brick veneer for the lower floors and painted plaster for the upper levels.The design also includes various amenities onsite, including a courtyard, rear yard, recreation room and a rooftop deck.

The project site is situated in the city’s Harvard Heights neighborhood, just north of Interstate 10. A number of retail and dining amenities are also located within the immediate vicinity of the site. 

EGC Real Estate Group is a firm that specializes in the development of multifamily and other luxury residential properties throughout Southern California. The firm has been involved in the acquisition, development and management of more than one million square feet of combined commercial and residential space throughout the Western United States. The firm has developed or rehabilitated approximately 1,000 multifamily units and 44 private residences, according to its website. 

The firm has completed several other multifamily projects in Los Angeles, including the 67-unit Verwood Apartments in Koreatown, which was completed in 2021; a 40-unit mixed-use community in Elysian Valley, which was completed in 2017; and several others.
