Fairfield’s Nine-Acre Mixed-Use Development Moved Forward by Santa Ana Planning Commission

A project that would bring a new mix of residential and commercial spaces to Santa Ana is moving forward. Earlier this week, the City’s Planning Commission held a public hearing for the large mixed-use project, ultimately taking action to approve a site plan review for the project. 

The project proposal comes from Fairfield residential and includes a mix of for-sale and for-rent housing as well as various retail and community open spaces. The project would be located across two parcels at 1901 and 1971 E. Fourth St. and 515 and 525 N. Cabrillo Park Drive on a nearly nine-acre site. 

The first parcel would consist of a five-story wrap building with 19 live-work units, 5,800 square feet of leasable commercial space, 6,100 square feet of office space, 449 residential rental units, 898 parking spaces and 68,167 square feet of open space. Plans for the second parcel include the construction of eight three-story townhome buildings with a total of 58 residential units for sale as well as 127 parking spaces and 18,938 square feet of open space amenities. 

Overall, the project offers 1.10 acres of open space consisting of private balconies and patios, an amenity rooftop deck, ground-level courtyards and the town center plaza. A total of four courtyards will be incorporated into the project. Other amenities include a dog run, outdoor seating, fire pits, a 2,410 square foot fitness room, a 1,656 square foot lounge room and a 1,655 square foot clubroom. 

Designs for Cabrillo Town Center come from AO and feature contemporary-style buildings in a mix of materials. The contemporary architectural style will include a muted and earth-toned color palette, with materials consisting of a light sand stucco exterior, fiber cement panel siding, metal railings, aluminum storefronts, brick veneer and metal canopies, according to project plans. 

Situated just off Interstate 5, the project would join a growing area near Cabrillo Park, Mabury Park, and is less than two miles from Downtown Santa Ana

Overall, the firm has developed 386 projects and 121,300 apartment units developed in 34 markets, according to its website. The company has been active in Southern California for a long time, with its Orange County communities including the 284-unit Apex Apartments in Laguna Niguel, the 295-unit Aura Apartments in Orange, the 357-unit Vita Apartment Homes in Orange and many others.
