Los Angeles –– CBRE announced FremantleMedia leased 43,000 square feet  of studio space at the newly developed Reframe Studios in Los Angeles.

CBRE’s Doug Marlow and Juliana Sampson represented the landlord, Captiva Partners.  FremantleMedia was represented by Ray Howden at Cresa.

Reframe Studios, located at 4561 Colorado Boulevard, is an adaptive reuse industrial conversion to sound stages and creative office located in the Atwater Village neighborhood of Los Angeles. Fremantle, a producer of live unscripted television shows including American Idol and The Price is Right, signed a 12-year lease for the space.

The 7.3-acre project, adjacent to Quixote Studios and nearby Disney, Warner Bros and NBCUniversal, was designed by Carlos Carrasquillo at Wolcott Architecture and boasts features that are attractive for stage and production use, including up to 36’ clear heights, dock-high and at-grade loading, and a private campus setting. About 145,000 square feet remain available at the project in a standalone building that has multiple private outdoor areas and a penthouse with 360° views.

“Capitalizing on the voracious demand for content and streaming amidst extremely limited  stage space, Captiva and Wolcott have designed a highly coveted opportunity, strategically  located within an entertainment enclave between Glendale and Burbank,” said Sampson.

Demand for stage space remains strong amidst limited availability throughout the region,  according to CBRE research. Captiva is also completing a 100,000 square-foot adaptive reuse  creative office project at the border of Burbank and Glendale named SFR.

“We’re thrilled to welcome Fremantle to Reframe Studios and expect to see continued demand from media and entertainment companies for low-rise creative environments that are located in close proximity to major studios,” said Brian Abers, Managing Partner at Captiva Partners.
