Greenbridge Places 21,970 SQFT Medical Office Building in Santa Barbara Up For Sale, Guidance Set at $29MM

Greenbridge Investment Partners has remained relatively active throughout Southern California over the last several quarters through a number of real estate transactions. Most recently, the company has placed a 21,970 square foot medical office building on the market in Santa Barbara. The fully occupied building is listed for $29 million, or about $1,319 per square foot, according to the property listing from Matthews Real Estate Investment Services. 

The building is located at 111 E Victoria St.  in downtown Santa Barbara and has been owned by Greenbridge since 2021 when it was acquired for $12.25 million, or about $557, according to public records. The property was initially built in 2007 but has been renovated in 2023 to include $8 million worth of renovations throughout. 

The building is solely occupied by UCLA Health, which utilizes the property as its flagship cancer treatment center. Overall, UCLA has over 250 locations throughout Southern California, and has recently signed a new 10-year lease on the property. 

Based in Beverly Hills, Greenbridge Investment Partners is a commercial real estate investment firm with $2 billion worth of portfolio activity, according to its website. 

The firm has maintained a relatively active presence in the Los Angeles market over the past year, with numerous transactions to show for it. 

In November, the company sold a 20,800 square foot building at 3500 Wilshire Boulevard. The property sold for $22.5 million, or about $1,081 per square foot.
