IRVINE, Calif. (Jan. 4, 2023) — Irvine Company announced today the completion of the third and final phase of Spectrum Terrace, the 1.1-million-square-foot office campus located at the highly-visible intersection of the 1-405 and Highway 133 in Irvine Spectrum.
Designed for the future of work, Spectrum Terrace offers an unparalleled indoor-outdoor experience for its customers. The fully-walkable campus features nine all-glass buildings featuring sweeping skyline to mountain views, panoramic doors opening to private patios, open-air resort-style amenities, including an Olympic-length pool, and vast outdoor spaces to unlock productivity, foster collaboration and elevate success.
One of few large office projects under construction during the pandemic, Spectrum Terrace has experienced significant leasing interest and activity from industry-leading companies, such as Alteryx, Coca-Cola Co., CoStar Group, iHerb, and RSM. The project is already nearly 80% leased and interest remains very strong, company officials said.

The final phase features three, four-story buildings totaling more than 345,000 square feet, as well as the completion of Terrace Pool – an only-of-its-kind gathering area featuring meeting-ready cabanas and poolside refreshments.

artisan coffee bar, wine and craft beer; and Venue, a fully equipped meeting and events space with folding glass walls that open up the conference room to the outdoors and attached catering kitchen, coffee bar and grab-and-go counter.
