Jamison Properties Plans 188-Unit Residential Project in Los Angeles’ Koreatown Neighborhood

Jamison Properties is once again proposing to bring more residential space to Los Angeles’ Koreatown neighborhood. According to the proposal, which was submitted to the City earlier this month, the proposed development would add 188 units along Wilshire Boulevard.

The proposed project  – which is located at 3000 Wilshire Boulevard – is designed by a team consisting of DG Architectural Consulting and Gaudet Design Group. If approved, the project would total approximately 107,682 square feet and reach seven stories. 

The project would feature mostly studio units as well as two studio units. In addition, the development seeks to utilize Tier 2 Transit Oriented Community density bonuses in exchange for 17 very-low income units. The unit mix of primarily studio units as well as affordable units is intended to increase the availability of apartments within the Koreatown neighborhood, the design proposal states. 

As well as the residential space, the project would include various onsite amenities, including a large rooftop deck, a fitness center, lounge area and a business center.

A large number of the residential amenities will be located at the ground level – including a commercial store, lobby and the proposed lounge space – while the upper portion of the building will consist of six levels of residential units. The residential spaces are designed to maximize natural light and ventilation with large windows and balconies. 

The large vertical windows will be complemented by dark metal and light stucco panels at the upper levels. At the base of the building, a residential entrance would be framed in calacatta tile while the rest of the ground floor would feature dark tile and large storefront windows. 

Over the years, Jamison Properties has proposed a number of projects in Los Angeles’ Koreatown. Just down the street from the proposed building at 3000 Wilshire, the company is planning a 23-story residential tower at 3600 Wilshire Boulevard. Upon completion, the Perkins + Will-designed project would consist of 760 apartment units. 

Additionally, the company currently is constructing another 22-story tower at 3545 Wilshire Boulevard, according to its website. The project will add 428 units to the Los Angeles neighborhood. 

Jamison Properties is the development arm of the larger Los Angeles-based Jamison Services Inc. Since 2013, the company has delivered approximately 4,700 residential units and have 2,500 units currently under construction.
