Legacy Partners, Invesco Plan 1,050-Unit ‘Hive Live’ Project in Costa Mesa

Costa Mesa is set to welcome more housing, with an ambitious housing proposal planned by Legacy Partners and Invesco. The project aims to transform the landscape of the L.A. Chargers’ former team headquarters, situated at 3333 Susan St., into a community with approximately  1,050 apartments. 

Recently securing the green light from the City, the project, referred to as Hive Live, would convert the 14.25-acre site into a residential development with added space for offices and restaurants, according to a report from The Orange County Register. The development blueprint encompasses the removal of the office spaces and the Chargers’ headquarters, a move that has been in motion since the team’s transition from San Diego in 2017.

Envisioned as a trio of five-story structures, the Hive Live community will encompass 1,050 apartments as well as 2,500 square feet of ground-floor retail space. The project also includes the construction of three parking garages, capable of accommodating 1,575 vehicles.

In addition, Hive Live would feature five acres of open space with connections to the nearby Rail Trail. Further enhancing the community’s appeal are meticulously designed amenities, including three swimming pools, charming courtyards and versatile sports courts. 

The development would executed in three phases. However, specific timelines have yet to be disclosed. The developers are currently in the process of submitting an application for a general plan amendment, which would then initiate an environmental review, according to the report.  

While the Chargers are on the cusp of unveiling a new 145,000-square-foot headquarters and training facility in El Segundo, their former partnership with the City of Costa Mesa for summer training at the Jack Hammett Sports Complex is set to conclude in 2027.
