San Diego’s first all-electric science and advanced technology building showcases innovation and commitment to the region’s scientific community

SAN DIEGO, CA (September 24, 2025) – Longfellow Real Estate Partners, one of the largest privately held investors and developers of science and innovation buildings, yesterday hosted a successful broker open house at Bioterra, the company’s flagship 323,000-square-foot science and advanced tech campus in Sorrento Mesa. The event marks a significant milestone as San Diego’s first all-electric, LEED Gold and Fitwel-certified science and advanced tech building officially enters the market, reinforcing Longfellow’s long-term commitment to supporting the region’s thriving innovation economy.

Commercial real estate brokers toured the five-story sustainable campus, experiencing firsthand the building’s innovative all-electric infrastructure, two fully fitted labs ready for occupancy, and The Canopy, Bioterra’s amenity floor designed for gatherings, wellness, and collaboration, showcasing the panoramic views of Sorrento Mesa.

With floor plates ranging from 35,000 to 70,000 rentable square feet, the building offers a unique opportunity for single-tenant occupancy at either scale. The 35,000 square foot option is also designed to accommodate multi-tenant configurations, with suites starting at 10,000 square feet and above.

“Yesterday’s event was a celebration of sustainability in science and innovation real estate,” said Nick Frasco, Partner at Longfellow Real Estate Partners. “Standing on Bioterra’s rooftop patio, surrounded by San Diego’s leading real estate professionals, we’re reminded that environmental responsibility and scientific excellence aren’t competing priorities. They’re complementary advantages.”

As the first building of its kind in San Diego’s life science sector, Bioterra demonstrates how sustainable design can reduce operational costs while providing the reliability that mission-critical research demands.

“Bioterra represents a new paradigm in science and innovation real estate; one where sustainability drives performance rather than compromising it, ” said Peter Fritz, Regional Managing Director at Longfellow Real Estate Partners. “We’re building for today’s market while creating infrastructure that will support the next generation of scientific breakthroughs and technological advancements, all while reducing environmental impact. We’re here for the long haul.”

“The response from attendees reinforces what we’ve always believed: San Diego’s science community deserves world-class facilities that match the caliber of innovation happening here,” said Frasco. “Bioterra’s flexible design and sustainable infrastructure position it perfectly to serve the full spectrum of science tenants, from Series A startups to global pharmaceutical leaders and technology companies shaping the future with advancements in robotics, chips, AI, and defense.”

The building is now available for lease, with Longfellow’s integrated leasing and development teams ready to work with prospective tenants to create customized sustainable solutions that meet their specific operational and environmental requirements.
