Onni Group Plans 278-Unit Apartment Building in Los Angeles’ Sawtelle Neighborhood

Vancouver-based development giant Onni Group is hoping to bring a new residential project to West Los Angeles. According to project documents submitted to the City of Los Angeles, the company is proposing a six-story, 278-unit apartment building in the city’s Sawtelle neighborhood. 

The 264,518 square foot building would be constructed at 11430 W Exposition Blvd. and are referred to in plans as Pico Gateway Apartments. Overall, the project would include a mix of 211 one-bedroom units, 60 two-bedroom units and seven three-bedroom units as well as 10 live-work units. Additionally, 28 apartments, or approximately 10 percent of the total, would be set aside for extremely low income households.

In addition, the project will include approximately 19,681 square feet of common open space and 6,550 square feet of private open space. The project also includes two levels of below-grade parking with 305 parking spaces, along with 145 long-term and 15 short-term bicycle parking spaces. As part of the project, around 11,787 square feet of commercial uses will be removed.

The project site currently consists of two commercial buildings occupied by a dry cleaner and automobile repair shops, as well as surface parking areas along Colby Avenue and Gateway Boulevard. A vacant lot along Exposition Boulevard and Pico Boulevard is also part of the project site.

The project site is located in the Sawtelle neighborhood near various retail and dining amenities. The site is also within close proximity to both Interstates 405 and 10. 

The most recently submitted plans are not the only ones that have been made for the site. In July of 2017, the City Planning Commission approved plans for a 129-unit apartment building with 15 affordable units. In a related case, the City Council approved the merger and resubdivision of the site into one lot.

The company has a presence in many markets across the United States, including markets like Seattle, Chicago, Phoenix, Toronto and Vancouver. Overall, Onni Group has constructed over 15,000 new homes, owns and manages more than 11,200 rental apartments, has built more than 18.4 million square feet of office, retail and industrial space, and has 28 million square feet of space in different phases of development, according to its website.
