Planning Application Submitted for a 100-Unit Residential Building in Los Angeles’ Montebello Neighborhood

Following a recent trend of repurposing existing structures to residential buildings, Florence Apartments Corporation has submitted a proposal to the City of Los Angeles for a 100-unit apartment building located at 3301 West Beverly Boulevard in Montebello. The site is currently home to a mix of residential and commercial properties. 

The proposal states that the 7-story building would be made up of 100 residential units, 10 of which are earmarked as affordable housing and would be designated for Extremely Low Income households. The total built area will cover roughly 87,000 square feet. The project also includes 93 parking spaces, with parking access taken at the first floor level from Beverly Boulevard and at the second level along Hoover Street. 

According to the project submitted, the building’s residential floors, three through seven, contain a mix of 87 one-bedrooms and junior one-bedrooms, and 13 two-bedroom apartments.The residential units on each floor are oriented around a third-floor courtyard, and two terraces are provided for residents on the seventh floor. The courtyard and terraces comprise a majority of the project’s total of 10,833 square feet of open space. Additionally, a gym will be housed on the second floor, and 2,750 square feet of private balconies will be included in the total. 

The proposed property is located less than one-half mile from the Metro B Line (Red) stop at Vermont Avenue and Beverly Boulevard, and is in close proximity to US Interstate 5, 10 and 710, as well as State Route 60. The development is also close to several community amenities such as the Shatto Park Recreation Center, an athletic field across from Camino Nuevo Charter Academy used for recreation sports, and the Bellevue Park Basketball courts. In addition, proximity to transit along Vermont Avenue provides access to a range of recreational amenities throughout Los Angeles along connecting Metro rail routes.

As The Registry recently reported, over the past year, the City of Los Angeles has been implementing a Housing Element plan to rezone portions of the city for more affordable housing. Through the zoning changes, the City is planning to add 500,000 new units by 2029. The city has seen a number of affordable housing proposals take shape over the past year. 

After years of planning, a state-owned site in downtown Los Angeles at 1405 South Broadway Avenue will be developed with a 335-unit affordable housing project called Alveare. One other project to recently begin construction was a 137-unit affordable housing project at 1999 West 3rd Street in Los Angeles’ Westlake neighborhood. In September, R2H Development also submitted plans for a 164-unit affordable project in Sylmar Village, according to previous reporting from The Registry. The project would be located at 12534 San Fernando Road and would also include 13,120 square feet of open space and 82 parking spaces onsite.
