Renovations Completed at 150,000 SQFT Office Building in San Diego’s Mission Valley Neighborhood

SAN DIEGO, Calif., – June 28, 2022 –  Cushman & Wakefield announced that Contour, a newly repositioned 150,000-square-foot Class A office campus in San Diego’s Mission Valley submarket has completed its transformation. Located at 9040-9050 Friars Rd, immediately off Interstate 805 near the Interstate 8 interchange, the two-building project represents the largest existing campus leasing opportunity in Central San Diego County.

Contour is owned and was fully renovated by Casey Brown Company, which also owns and redeveloped the nearby high-profile and also 591 Tower projects in Mission Valley. Contour consists of a five-story Class A building totaling 76,113 sf (9040 Friars) and a four-story Class A building totaling 73,762 sf (9050 Friars). Cushman & Wakefield’s Derek Hulse and Morgan Reno are leading leasing efforts for Contour.

“Contour is a high-quality campus environment and a rare market opportunity offering both scalability as well as flexibility to accommodate a variety of tenants,” said Derek Hulse, Managing Director. “We envision the campus as either a single tenant campus or two tenant option per building. However, a significant advantage is the flexibility this campus can offer by demising one of the buildings to accommodate smaller companies looking to occupying one or more floors.”

The upgraded Contour campus features an expansive, central common outdoor patio area with seating and collaboration areas that connects both buildings, enhanced lobbies with well-appointed interiors and lounge seating, private balconies on the second floors and above, and a revitalized state-of-the-art, third-party operated fitness center with showers and lockers. Additionally, there is a Luckybolt Café on site.

Morgan Reno, Senior Associate added, “Low- to mid-rise, amenitized campus environments with outdoor work/gathering space have become desirable in today’s climate, while there is also greater emphasis on ‘flight-to-quality’. Regionally several office and tech tenants are being displaced by the continued trend of office properties being converted/repositioned to life science projects that has disrupted the market. Contour is a great opportunity for some of these displaced tenants looking for relocation options.”

“We purchased this asset with a vision to create a premier central campus location. During our ownership of Contour, we have made significant capital improvements to deliver a modern, first-class workspace for today’s tenants and employees,” said John Kenney, Casey Brown Company. “As the Central San Diego/Mission Valley market continues to mature and redevelop, the long-term prospects for the market continue to improve. We are excited to deliver this unique, state-of-the-art campus that will appeal to a broad spectrum of office/tech tenants.”

Mission Valley’s revitalization is in full swing and includes new cutting edge mixed-use residential, retail and amenity developments. The area is also home to SDSU’s Mission Valley stadium and mixed-use development currently under construction. It is also close to the San Diego International Airport.

Contour is very well-positioned within walking distance to many new upscale residential and multifamily projects, as well as restaurants and shops including Fenton Marketplace and two regional malls, and a Trolley Station.
