Robinson Pharma, a dietary supplements manufacturer, recently expanded its headquarters in Santa Ana. According to a first quarter industrial market report from Newmark, the Southern California-based company has acquired a 66,000 square-foot building for $25 million, or about $375 per square foot.

The industrial building is located at 3501 W. Segerstrom Avenue and is in close proximity to a number of other industrial assets, with occupants including Leonard Craft Co., BEHR and Rich Products Corporation, among others.

The property is also near Robinson Pharma’s headquarters at 3330 South Harbor Boulevard. According to a press release from the company, the new Santa Ana facility is the ninth building to be acquired by the company, bringing the total square footage to over 1 million. The newly acquired building will further support the company’s business growth and production capabilities of capsules, softgels, gummies, tablets, powders and liquids, the press release stated.

In general, Orange County’s industrial market has seen more companies moving in as the nearby Inland Empire industrial market reaches an all-time low vacancy rate of 0.6 percent. According to Newmark, Orange County’s vacancy rate has also lowered in the first quarter from 2.7 percent last year to just 2.2 percent in 2022. Additionally, net absorption in the first quarter has reached 277,044 square feet.

This has encouraged construction activity throughout Orange County. Currently, about 3.1 million square feet of industrial product remains under construction throughout Orange County, while a year prior, only 430,000 square feet of industrial product was under construction. Current projects taking place in Orange County include an industrial campus in Fullerton totaling 1.4 million square feet and Huntington Gateway, a six-building campus totaling 1 million square feet. Additionally a 145,000 square-foot Amazon building is being built in Irvine Spectrum.
