Rockefeller Group Pays $13.4MM for 14-Acre Site in Perris, Plans 259,000 SQFT Distribution Center

IRVINE, Calif. – August 8, 2023 – Rockefeller Group has acquired 14 acres in Perris, Calif. and will develop a 259,000-square-foot distribution center. The project, Patterson Commerce Center, will be located adjacent to Optimus Logistics Center, a 1.4 million square foot, two-building logistics center the company completed and sold in 2018. Rockefeller Group purchased the 14-acre parcel for $13.4 million.

“Although the market for industrial space in the Inland Empire has been challenging due to material changes in the capital markets, tenant demand for quality Class-A industrial buildings in the Inland Empire East remains strong for right-sized buildings,” said Brett W. Anderson, Vice President for Rockefeller Group’s West Region. “We are confident that Patterson Commerce Center’s location and size will attract a quality tenant looking for mid-size industrial space in the region.” 

Patterson Commerce Center is located on Patterson Avenue and Nance Street in Perris, just off the I-215 Freeway with access to I-10, I-15 and Route 60. The site is also strategically located near the Ontario International Airport with easy access to the Ports of Los Angeles and Long Beach and within eight hours of customers in Nevada, Utah, Arizona, and New Mexico.

Rockefeller Group worked closely with the city of Perris on securing entitlements, which were completed in July 2023. The company has already begun the demolition of two small buildings on the site with full construction expected to begin in September 2023. The building will include 36’ clear ceiling heights, 56’ x 60’ column spacing, 145 parking spaces and a 185’ – 240’ truck court containing 59 trailer stalls.  Patterson Commerce Center is anticipated to be completed in Summer 2024.

Joe McKay, Michael McKay and Michael Fine of Lee & Associates represented Rockefeller Group on the purchase of the land and will oversee leasing of the project. The building was designed by HPA Architects, engineered by Huitt-Zollars and the general contractor is RM Dalton.
