Santa Clarita’s Golden Valley Shopping Center Placed up for Sale With Guidance Set at $14.95MM

A nearly fully leased retail center in one of Santa Clarita’s most prominent retail corridors has recently been placed up for sale. According to the offering memorandum from CBRE, the property – also known as Golden Valley Shopping Center – has been listed with guidance set at $14.95 million, or about $660 per square foot.

The property last traded in 2018, when it was acquired by a Glendale-based entity affiliated with Gary Eshgian for $13.65 million, or about $601 per square foot.

The shopping center is located at 26475 to 26529 Golden Valley Road. The property was built in 2007 and consists of four retail buildings totaling 22,712 square feet on 3.14 acres of land.

The property is currently 95 percent occupied, with a variety of tenants, including Panda Express, Bright Now! Dental, Rattler’s BBQ and others. Together, the 11 tenants at the property provide a net operating income of $851,500.

Golden Valley Shopping Center is located in a major retail district in Santa Clarita, near the entrance of Centre Point Marketplace, a more than 600,000 square foot center anchored by Walmart Supercenter, Sam’s Club and Ashley Homestore. Other retailers located within close proximity of the property include Dick’s Sporting Goods, JoAnn Fabric, LA Fitness, Starbucks and Bank of America.

The property is also closely situated to State Route 14 and Interstate 5, seeing more than 16,000 vehicles per day. Within five miles of the property, the population also reaches 229,340 while the average household income is $150,107 per year.
