Skanska Makes Progress on 46,000 SQFT Beverly Hills Office Building

Skanska USA is making steady progress on its first commercial project in Los Angeles, a 46,000 square-foot office development titled 9000 Wilshire. The project broke ground  in October of 2020, and the global development firm anticipates the project will be completed by Summer of 2022. 

“…Currently the project has bottomed out (completed excavation) and the slab has been poured,” Jenny Walker, project executive at Skanska’s Los Angeles office, said. “I’m proud that our team is constructing Skanska’s first-ever commercial development project in Southern California—and the fact that we’re building on the iconic Wilshire Boulevard in Beverly Hills, makes it even more memorable.” 

According to Skanska, the office building will reach four stories and feature four levels of subterranean parking, with 96 parking spaces. The building will also feature 5,250 square feet of outdoor terraces, an 11,000 square-foot rooftop deck and lounge and touchless access features in elevators, entry doors and parking garages. Focusing on health and wellness, the building will also provide sunlight to 68.5 percent of the building through floor-to-ceiling glass panels, which will also provide views of the Hollywood Hills and Downtown Los Angeles. 

“Skanska’s focus on our tenants’ health and wellbeing have been integrated into the design of 9000 Wilshire…As it turns out, that really makes it  the perfect post-pandemic building. Our focus on sustainability and creating healthy, smart buildings will continue to align with what people want,” Clare De Briere, Executive Vice President for Skanska USA Commercial Development in Los Angeles, said. 

Once completed, the building will be located at the intersection of Wilshire Boulevard and Almont Drive. The central location puts the property in close proximity to a variety of retail, commercial and residential properties. It is also near Beverly Hills’ “Golden Triangle,” a hub for high-end fashion and other luxury retailers, hotels, restaurants and bars. 

While located in a pedestrian friendly neighborhood, future tenants of the building will also have easy access to public transportation. The site will be centrally located between two soon-to-be completed Purple Line Metro stops, which will connect Beverly Hills, Century City, Brentwood and Downtown Los Angeles. It is also within walking distance to the existing Wilshire/La Cienega stop and the Wilshire/Rodeo Drive stop. 

Although the building is still in construction, Walker said the company is beginning to kick off early leasing efforts with brokerage firm CBRE. 

“I believe that this is the type of building that will attract a company that wants to seize the opportunity to have a standalone building with a Wilshire Boulevard. address, in the exclusive Beverly Hills neighborhood, where they can control the safety and wellbeing of their employees,” she said.  

The office building is Skanska’s first commercial development project in Los Angeles. Since announcing the acquisition of the project site in 2019, Skanska acquired its second commercial development site in Los Angeles, a 76,727-square-foot plot at 1811 Sacramento Street. While the two projects mark Skanska’s first commercial projects in Los Angeles, the company has been developing in the region for more than 100 years. As well as commercial development, the company’s client base includes a variety of sectors, including transportation, power, industrial, healthcare, education, sports, data centers, government, aviation and life sciences.
