Los Angeles, Calif. – Avison Young announced today it has negotiated a 5.5-year, 14,000-square-foot (sf) flex/office/production lease on behalf of the tenant, Thinkwell (A TAIT Company), a leading design and production agency creating immersive, content-driven experiences for brands and companies around the world. Thinkwell will occupy the majority of Empire Studios, a recently renovated, 17,000-sf building located at 2507 Empire Avenue in the heart of Burbank, CA.
Avison Young Principal Andrew Berk and Vice President Chase Gordon who are based in the firm’s Los Angeles North office represented the tenant. The ownership, Avalon Investment Company, was represented by Shadd Walker and Kevin Carrasco with Colliers.
Thinkwell’s new space features high ceilings and a brand-new build-out with a seamless indoor/outdoor creative and open work environment.
“Finding the perfect balance of a creative experiential workspace that would blend a traditional build-out with a unique environment to attract and retain employees, drove us to identify Empire Studios,” said Berk. “This new opportunity provided outdoor space and an effectively designed floor plan for creative work all in a convenient location for the company.”
Thinkwell is relocating from the LA Media Tech Center in Glassell Park with move-in anticipated for Q2 2023. Thinkwell is a locally managed firm with additional offices in Montreal and Abu Dhabi and was recently acquired by global powerhouse the TAIT Group. Thinkwell is responsible for bringing best-in-class immersive experiences to life in over 1,900 locations around the world, including Warner Bros. Studio Tour – The Making of Harry Potter (London), Warner Bros. World (Abu Dhabi), Lionsgate Entertainment World (China), and the Richard Nixon Presidential Library & Museum (Yorba Linda, CA). Other clients include the gamut of major studios, entertainment, content and technology providers, and more, including Disney, Universal, Netflix, Space Center Houston, Google, and the NBA.
