Vacant Office Building Totaling 102,712 SQFT Listed for $18MM in Santa Clarita

A vacant office building offering potential opportunities for an owner/user has recently hit the market in Santa Clarita. The property, which totals 102,712 square feet, is being offered by Peak Commercial Advisors and Anvers Capital Partners for $18 million, or roughly $175 per square feet. 

The property is located at 17901 Soledad Canyon Road and was constructed in 2012 by Sinanian Development Inc., which currently owns the three story building. The building was constructed for medical office use and consists of 41,000 square-foot floor plates as well as two levels of subterranean parking. 

However, a new owner could also choose to reposition the property to serve various uses by utilizing a conditional use permit. According to the offering document, the property could be zoned for multifamily use, specialized school facilities, recreation facilities, supportive housing and more. 

“The property was built as an office/medical office building, and does allow for various other potential uses through a conditional use permit. Ideal uses for the property consists of medical office/office headquarters and other medical related usages requiring a high parking ratio,” the listing states. 

The property is situated on over two acres of land near the Santa Clara River. It is also less than a half hour drive from many prominent locations, like Downtown Los Angeles, the Burbank Airport and both the Port of Los Angeles and Port of Long Beach. 

Located in northern Los Angeles County, the area is also home to a growing population, with growth projections of 127,987 people within a five-mile radius by 2023. The area is also home to about 2.7 million employees in all industries, including technology, defense, aerospace and more.
