Xebec Realty Partners Pays $29.5MM for 208,000 SQFT Industrial Development Site in Redlands

Xebec Realty Partners is one step closer to making its planned 208,000 square foot warehouse in Redlands a reality following the recent acquisition of the project site. According to public records, the firm acquired the site for $29.5 million. The selling entity in the transaction traces to Laura Ramirez.

The site is located at 77 & 27195 Almond Ave and would include the construction of a warehouse on 9.54 acres of land. The project would feature a 3,000 square foot mezzanine as well as 6,000 square feet of office space, 24 dock-high doors and 161 parking spaces. Xebec Realty Partners received approval for the project in March from the San Bernardino County Planning Commission. 

The site is currently developed with an orange grove and is surrounded by various other industrial buildings, including an ODW Logistics storage warehouse. Redlands Town Center shopping plaza is also nearby.  

Xebec Realty Partners is a firm with a focus on the acquisition, development, redevelopment and management of industrial properties across various markets in the United States. Since it was founded, Xebec has acquired and developed, redeveloped industrial real estate totaling nearly 11 million square feet, including 1.3 million square feet currently in various stages of development. The firm has also served as the joint venture partner in planned logistics projects totaling more than 12 million square feet.

The firm is also in the process of developing another industrial project in the Inland Empire. In February, the firm received $34.1 million in construction financing for the 315,320 square foot project. The development is situated on 14 acres at 13404 Yorba Ave. in Chino.
