4D Development Eyes Transformation of LA’s Beverly Grove Property with 90-Unit Mixed-Use Complex

A new chapter is unfolding in Beverly Grove’s vibrant Melrose Avenue scene. Three commercial structures, currently occupying 8251-8271 W. Melrose Avenue and 705-711 N. Harper Avenue, are poised for a metamorphosis. Earlier this week, an application was filed with the Los Angeles Department of City Planning, outlining the vision for a modern mixed-use development that promises to reshape the neighborhood.

The project, a collaborative effort between Category and 4D Development and Investment, envisions a six-story edifice that will blend residential and commercial components into a contemporary development. The proposed complex will house 90 one- and two-bedroom apartments, catering to the growing demand for urban living in this sought-after location. Additionally, the ground floor will be dedicated to 16,000 square feet of commercial space, breathing new life into the avenue’s retail landscape.

In order to realize this ambitious project, the developers are seeking approvals for density bonus incentives, allowing them to exceed the structure’s size permitted by current zoning regulations. As part of this arrangement, 10 of the apartments will be designated as very low-income affordable housing, contributing to the city’s ongoing efforts to address the housing crisis.

The architectural design showcases a contemporary podium-type building adorned with a blend of tile and plaster, punctuated by accents of wood slats and metal. The blueprint includes inviting balconies, serene courtyards, communal recreation rooms, and a rooftop deck, offering residents a variety of spaces to relax and connect.

Both Category and 4D Development are no strangers to the Los Angeles development scene, boasting a portfolio of active construction projects throughout the city, according to a report in LA Urbanize. Category is currently building apartment buildings in Del Rey and Sawtelle, further expanding its footprint in the residential market. Meanwhile, 4D Development is making its mark in East Hollywood with a mixed-use complex on Beverly Boulevard.

Beverly Grove, located in the central region of Los Angeles, is a neighborhood known for its blend of residential, commercial, and entertainment offerings.
