100-Unit Residential Development Planned for Hollywood

More residential space could soon be added to Hollywood along La Brea Avenue, after an application was recently submitted to the city. The application shows plans for a 100-unit residential development at 1533-1537 N La Brea Ave. 

The project comes from an entity linked to Toronto-based Valdoro Development with designs from Ralph Mechur Architects. Plans submitted to the city show plans to demolish an existing two-story commercial shopping center and redevelop the 0.5-acre site with a six-story apartment building. 

The residential space would be located in the first five levels of  the building with the first level as a subterranean parking level with parking for up to 70 vehicles. Of the residential space, 10 percent, or 10 units, would be set aside for extremely low income households.  

The project would also offer various residential amenities, including a ground floor outdoor garden, a fitness center, an outdoor courtyard and a roof deck. In total, the project would provide approximately 9,319 square feet of open space.

Designs for the project show a “C”-shaped building which opens to the street. The building features open spaces along the sidewalks, second floor and the roof level. The building features landscaping and a street level courtyard, intended to activate the space for both pedestrians and tenants of the building. 

The project site is generally bounded by Sunset Boulevard to the south, Detroit Street to the west, Hawthorne Avenue to the north and La Brea Avenue to the east. The site is also located within 0.5 miles of Metro’s Hollywood/Highland stop, for convenient transportation throughout the city. 

The Hollywood area has seen other recent projects run through various parts of the city’s development process in the past several months. 

One proposal submitted earlier this year was a 108-unit residential project at 1201 N Gower St. The proposal, from California Landmark Group, includes the construction of an eight-story building spanning 180,155 square feet. 

CIM Group also submitted plans for a 34-story tower in West Hollywood. The project would be located at 1000 North La Brea Ave., a site that had long been known for the cement plant that occupied it for approximately 60 years. The building would be constructed at the intersection of North La Brea Avenue and Romaine Street and would include 514 residential rental apartments and ground-floor retail space.
