105-Unit Apartment Complex Planned for Beverly Hills Location Next to Metro’s Wilshire/La Cienega Station

A brand new development project is in the works for 55 North La Cienega Boulevard in Beverly Hills in Los Angeles. This exciting venture entails the construction of a five-story mixed-use complex, combining residential and retail spaces. The project site, formerly occupied by The Stinking Rose restaurant, was initially intended for a hotel, however, it will be taking a U-turn on the redevelopment efforts.

Leading the project is Westland Real Estate Group, which has assigned design responsibilities to the Reed Architectural Group. The proposed plans outline the building of a five-story structure that will house 105 residential units. These units will be a mix of studios and one-bedroom apartments. Additionally, the ground floor will offer 15,000 square feet of commercial space. To accommodate parking needs, a three-level, 196-car subterranean garage will be incorporated into the site, according to LA YIMBY.

Westland has secured entitlements through density bonus incentives, allowing for a larger structure than what would typically be permitted by zoning regulations on this parcel. In return, eleven of the new apartments will be designated for very low-income households.

The renderings of the project showcase a contemporary low-rise structure characterized by its white stucco design. The floor plans reveal various outdoor amenities, including a rooftop deck with a pool, which will be evaluated through the design review process over the ensuing months. Notably, the upper floors of the apartment complex will be positioned further back from the neighboring homes to the west, providing a comfortable distance and spatial distinction from the neighborhood.

A staff report recommending project approval has been submitted to the Los Angeles Planning Commission, although an estimated construction timeline has not yet been disclosed. This mixed-use complex will be situated north of the new Wilshire/La Cienega Station.

This station is a forthcoming heavy-rail subway station that is currently undergoing construction. This station is an integral part of the Los Angeles County Metro Rail system, specifically the D Line Extension project, which is currently in the design and construction phase. Deep tunneling operations are underway, progressing westward beneath Wilshire Boulevard from the Fairfax construction site towards the future location of the La Cienega station.

Initially, the project was anticipated to be completed by 2023. However, the station’s opening has been rescheduled and is now slated for 2024, according to the station’s website on Wikipedia.
