111,000 SQFT Industrial Building Listed for Sale in Otay Mesa

A newly constructed industrial building has been listed for sale in San Diego’s Otay Mesa area. According to Colliers’ marketing flier, which has the listing, the property spans 110,825 square feet on close to 5.9 acres for sale. The industrial asset is located at 7310 Otay Crossings Court in the center of Otay Mesa’s submarket. The asking price is undisclosed at the time of writing. 

The marketing of the property is led by the Colliers team of Executive Vice Presidents Mark Lewkowitz and Chris Holder. Public property records show that the current owner is an entity affiliated with Phelan Development Company.

The Class A industrial building has a variety of modern features including ceilings height of 32 feet, an ESFR fire suppression system, LED lighting, 11 dock-high doors,  two grade-level doors and 3,000a heavy power capacity. The asset also includes around 2,800 square feet of office space and 100 parking stalls. The property is free standing and the new owner could add fencing to increase safeguarding. 

The property is positioned on the corner of Alta Road and California State Route 11, providing it with freeway frontage visibility. The location is also in close proximity to the California State Route 905 giving it further access to US Interstate Highways 5 and 805. The industrial building also has immediate access to the California Highway Patrol inspection facility. Some of the corporate neighbors in East Otay include Amazon, FedEx, Costco and Panasonic, while the wider Otay Mesa area is also home to a number of other corporations like UPS, Bose, Toyota, Raytheon and others. 

Colliers’ marketing materials further state the industrial development that the Otay Mesa has seen in recent years. Downtown San Diego, San Diego International Airport, Kearny Mesa, Miramar, El Cajon and the San Diego naval base and shipyard are all located within 30 miles of Otay Mesa. The area saw truck traffic in the region of one million vehicles per day as of 2021 and Colliers expects this number to increase with the completion of the joint venture to create a modern border crossing for the San Diego-Baja California region. 

The area has seen investor and development interest in the recent months. The Registry last year  reported on the offer for sale of a 25-acre parcel of industrial land situated on the boundary between Otay Mesa and Chula Vista for $16.8 million, or approximately $672,000 per acre. Positioned at 5662 Otay Valley Road, northeast of Brown Field Airport, this parcel presented an opportunity for developers to explore its potential for industrial or residential purposes.
