120-Unit Affordable Housing Project Planned for Los Angeles

As Los Angeles continues to grapple with a lack of affordable housing, several developers are looking to fill that void. Over the past several months, Los Angeles has seen a significant amount of affordable housing proposals filed with the City. 

One recent proposal comes from 1211 36th Pl  LLC, an entity affiliated with Lihong Ji, and would include the construction of a fully affordable 120-unit development totaling seven stories and 64,100 square feet. The project site is located at 1211 W 36th Place. 

Overall, the project would include 108 studio units and 12 one-bedroom units, with 96 units for low income and the remainder set aside for moderate income households. 

The project also features landscaping and 7,520 square feet of common open space located between the rooftop and the rear yard of the property. Additionally, 16 vehicle  parking spaces would be incorporated into the project. 

Designs for the project come from California Development & Design Inc. with renderings revealing a modern building clad in various shades of gray stucco. 

The project would take shape near Los Angeles’ Exposition Park, a 160-acre park just south of the University of Southern California Park. The site is also located within close proximity of Interstates 110 and 10.

Throughout Los Angeles, a number of affordable housing projects have popped up over the past year. 

One project to recently be completed is a 94-unit affordable housing project at the corner of 6th and San Julian streets in Skid Row. Developed by Mercy Housing California and designed by TCA Architects, the development stands six stories and totals 70,000 square feet. The building also offers a 13-car subterranean parking lot, community room, mosaic art mural made by residents, outdoor courtyard, bicycle parking and on-site services provided by The People Concern, an advocacy organization with deep ties to the Skid Row community.

Another project that was recently proposed by applicant Rye Investment Group LLC is a seven-story affordable housing development with 226 residential units. The building would be located at 13568-13578 W. Rye St. on a 0.9-acre site in Sherman Oaks.
