128-Unit Residential Tower Planned for Hollywood’s Bronson Avenue

A 24-story residential tower could soon be taking shape in Hollywood after an application was recently filed with the City of Los Angeles. According to the application by DM Development, the project would likely begin in 2022, with plans to be completed in 2024. 

The planned project, also referred to as Bronson Residential, would be located at 1715-1739 Bronson Avenue on a 38,826 square-foot unused plot of land. According to project plans, the building would total 229,015 square feet and reach 275 feet at its highest point. The building would accommodate 128 apartment units, with 12 set aside as low income housing. 

Early design renderings from architecture firm Steinberg Hart show the primarily glass tower would rise over a three-story parking structure with 134 parking spaces. Additionally, the tower would include a pool, fitness terrace, lounge area and an outdoor kitchen. 

Located just off Hollywood Boulevard and Interstate 110, the property is near many popular neighborhood attractions. These include the Hollywood Walk of Fame, both Sunset Gower and Sunset Bronson Studios, the Capitol Records building and more. It is also near the Lombardi, a previous collaboration between Steinberg Hart and DM Development. The 86-unit co-housing property is located at 1717 Bronson Avenue, and named for its close proximity to the Lombardi House, one of the oldest remaining Victorian-style homes in Los Angeles. 

In general, Hollywood has seen many residential projects planned in the past several years. Nearby, several other projects are currently in the development pipeline, including Crescent Heights’ 731-unit Palladium Residences, Lefrak Organization’s 260-unit mixed-use development planned at 6430 Hollywood Boulevard, and the 60-unit coliving community Treehouse Hollywood, which is being planned for 5842 Carlton Way, among several others. 

These developments come as Los Angeles continues to see a surge in population following a large exodus seen in the early months of the COVID-19 pandemic. According to a recent report from RentCafe, approximately 13,682 apartment units are expected to be delivered to Los Angeles by the end of 2021, a nine percent increase compared to the year prior. The report, which analyzed 30 key markets nationwide, showed Los Angeles ranked fifth in terms of residential property growth, just behind Houston, which reported a planned 15,760 residential units by the end of the year.
