129-Unit Residential Project Planned for Studio City Moves Forward

More residential space could soon be coming to Los Angeles, following the Planning Commission’s recent approval of a 129-unit development. The project, which is proposed by developer Goldrich Kest, would redevelop a vacant site at 4260 North Arch Drive and 11201 Ventura Blvd. within Studio City.

Overall, the project would include the construction of a six-story building totaling 117,000 square feet. The building features a mix of 20 studio units, 73 one-bedroom units and 36 two-bedroom units, with 17 units set aside for very low income households. Residential parking, inclusive of 145 spaces, would be provided in a partially subterranean garage, according to city documents. 

The project site is located in an area surrounded by various multifamily, commercial and retail properties. The project would be located across from the Los Angeles River and within close proximity of Interstate 101. 

Lahmon Architects is behind project designs, which, according to city documents, include 13,800 square feet of open space. Open space amenities include an interior courtyard with a pool deck, private balconies and indoor community areas like a recreation room, fitness room and co-working spaces.  

The building is largely split into two wings that center around the pool deck amenity area. There is a stairwell connecting the pool deck to the rear yard area which includes a path for walking as well as access to the LA River path. The building also provides various private amenity spaces, like patios and balconies connected to individual units. 

In 2020, Goldrich Kest secured entitlements for a project for a six-story mixed use building with 106 residential units and 1,201 square feet of ground floor commercial uses. The project included 123 parking spaces and 90 bicycle spaces. With just 12 affordable units proposed in the residential project, the current project includes more market rate and affordable options. 

Headquartered in Culver City, Goldrich Kest was founded in 1957 with the goal of managing, acquiring and developing residential properties. According to the company’s LinkedIn page, Goldrich Kest owns and manages 132 apartment buildings, which includes 15,204 units. The firm’s portfolio also includes five marinas with 2,087 boat slips, 22 senior living facilities with 4,168 beds and more than seven million square feet combined of commercial, retail and industrial properties.
