147-Unit Micro Apartment Project Underway in Downtown Los Angeles

A 147-unit micro apartment project in Downtown Los Angeles is nearing completion. The project, by Seattle-based developer Housing Diversity Corporation, was previously approved in 2020 and broke ground in 2022. 

The eight-story apartment project is located 1317 S. Grand Ave. and is designed by architecture firm Steinberg Hart. The project is also sponsored by O.Z. Navigator, which sponsors opportunity zone projects, according to the company’s website.

That company’s website also shows that the Grand Avenue project will feature all studio units averaging 328 square feet. In addition, the project will include 130 market-rate units and 17 units designated for extremely low income households, through Los Angeles’ Transit Oriented Communities Program. 

In addition, the development will include approximately 10,000 square feet of amenities, such as a rooftop deck, ground floor work and recreation space and lounge areas. 

Located in the South Park area of downtown Los Angeles, the project is near the Pico Metro Station and is also within close proximity to both Interstates 10 and 110. Popular attractions like Crypto.com Arena and LA Live are also near the project site. 

Housing Diversity Corporation operates offices in both Seattle and Los Angeles. Between both markets, the company has 22 multifamily housing developments either completed or being planned, according to its website.

The Housing Diversity Corporation only recently broke ground on its first Los Angeles project in July of 2020. The project is located at 1621 McCadden Place and will total eight stories when complete and include 69 apartment units. 

In late 2021, the company also submitted plans for its project at 6766 Hawthorne Ave., according to previous reporting from The Registry. The project is also designed by Steinberg Hart and includes 58 residential units with seven set aside for affordable housing.
