335-Unit Affordable Housing Project Planned for Los Angeles

After years of planning, a state-owned site in downtown Los Angeles will soon be developed with affordable housing. According to a document from the California Department of General Services, the site at 1405 S Broadway Ave. will be developed with a 335-unit affordable housing project called Alveare. 

The project is being developed by Related California and the Weingart Center, with the organization’s website showing plans for a mix of studio, one-, two- and three-bedroom units. The site also shows that the development will primarily provide permanent supportive housing and services for seniors and families.

The project previously served as offices for the State of California Employment Development Department and is located near downtown Los Angeles’ Fashion District. With its central city location, the property is within close proximity to various retail and dining options and near popular attractions like the Crypto.com Arena and LA Live. 

In 2019, the 1.45-acre site was previously considered by the Los Angeles Department of Recreation and Parks for use as open space or a public park. Following that in 2020, the State of California made the property available for temporary housing and ultimately for permanent affordable housing, according to state documents. 

Over the past year, the City of Los Angeles has been implementing a Housing Element plan to rezone portions of the city for more affordable housing. Through the zoning changes, the City is planning to add 500,000 new units by 2029. 

The city has seen a number of affordable housing proposals take shape over the past year. One project to recently begin construction was a 137-unit affordable housing project at 1999 W. 3rd St. in Los Angeles’ Westlake neighborhood. The project is by Jonathan Rose Companies and Wakeland Housing and Development Corporation and is expected to be completed by January of 2025, according to an announcement on the project. 

In September, R2H Development also submitted plans for a 164-unit affordable project in Sylmar Village, according to previous reporting from The Registry. The project would be located at 12534 San Fernando Road and would also include 13,120 square feet of open space and 82 parking spaces onsite.
