411-Unit Mixed-Use Project Planned for Downtown Los Angeles Receives City Approval

LOS ANGELES — TRJLA LLC (“TRJLA”), a privately-held real estate development company, announced the Director’s Determination from the City of Los Angeles has been received for the conditional approval to construct an 8-story mixed-use project located at 717-759 N Hill Street, Los Angeles, CA 90012, subject to an appeal period.

The appeal period ended on October 11, 2022 without any appeal to deem the Director’s Determination for the proposed project to be “fully entitled” effective immediately. It is further exempt from the California Environmental Quality Act (CEQA) pursuant to Section 15332, Article 18 (Class 32).

Joseph Chang, TRJLA CFO, stated, “We are pleased to have “fully entitled” this modern mid-rise mixed-use project to transform Downtown Chinatown at this highly accessible urban infill development location.” “To complete pre-development and commence construction next year, we are evaluating offers from potential parties to close a transaction before the year end.”

The proposed project totals 369,372 square feet of floor area, resulting in an FAR of 4.5:1 with a height of 91′ 10″. Plans call for 411 apartment units with a mix of 105 studios, 265 one-bedrooms, 41 two bedrooms. 42 units or 10% of total units will be allocated to Extremely Low Income Households for 55 years.

In addition, there will be 17,140 ground floor commercial sf, 315 parking spaces located at one on-grade level and two below-grade levels, and 31,927 square feet of open space dedicated to a courtyard, podium deck, roof deck, indoor amenity and private balconies. Planned residential amenities include a fitness center, swimming pool, and roof deck.
