42-Unit Senior Housing Project Proposed for Calabasas

A 42-unit senior housing project in Calabasas hangs in the mix after receiving approval in 2018. While no updates have been made since the project’s initial approval, the project remains on the boards and would be completed in approximately 12 months should it continue to move forward. 

The project is being proposed by Raznick Realty Group, a Woodland Hills-based real estate developer, which has been developing a mix of property types in Calabasas and Woodland Hills for more than 30 years. Located at  23480 Park Sorrento, the most recently approved project would include the demolition of two commercial buildings currently on site for the construction of a four-story apartment building totaling 43,000 square feet. 

According to project plans, the apartment building would include a mix of age-restricted apartment units, including nine studio units, 21 one-bedroom units and 12 two-bedroom units. Units would range in size from 703 square feet to 1,046 square feet and would be located on the second through fourth floors of the buildings. The project also would set aside 10 percent of the units as affordable housing. 

At the ground floor level, the building would consist of a number of onsite tenant amenities, such as a mail room, office, kitchenette, lounge area and a recreation room. The project also will include up to 70 parking stalls and 48 bicycle parking spaces.  

The project also includes the construction of a one-story commercial building totaling 1,620 square feet. Located at the northwestern corner of the site, the proposed building would encompass two retail units.

The proposed buildings are designed by local architecture firm Ken Stockton Architects, with project plans showing Spanish-style roofing and neutral, earth-toned facades. The buildings would include a mix of stone veneer and exposed wood and also feature a mix of arched and square windows. 

The project would be located in the northern portion of Calabasas, near Hidden Hills and Interstate 101. The project would also be located near a number of outdoor amenities, with Lake Calabasas and the Santa Monica Mountains both within close proximity of the project. 

Currently, the project site is developed with two 1970s-era commercial office buildings totaling more than 26,000 square feet. The project site is also currently developed with a 17,000 square-foot parking lot, which would also be demolished to make way for the approved senior housing development.
