86-Unit Mixed-Use Development Planned for Los Angeles’ Silver Lake Neighborhood

Los Angeles-based developer RYDA will be adding another development to Los Angeles’ Silver Lake neighborhood after it was approved by the City earlier this month. The submitted plans show that the 84,662 square-foot planned development will bring additional residential units as well as a mix of retail, restaurant and office spaces.

The project site is located at 3209-3227 West Sunset Boulevard, and will include the construction of a seven-story mixed-use development consisting of 86 residential units. 

Located at the top four floors of the building, the residential units will consist of 14 studios, 49 one-bedroom units, and 23 two-bedroom units. Additionally, 10 of the planned units  will be set aside for very low income households. 

The building will also contain a variety of onsite amenities. At the ground floor level, there will be a 720 square-foot lobby as well as a 1,431 square-foot restaurant and three retail spaces totaling 2,446 square feet. On the second floor, there will be 4,000 square feet of office space, leasing office space and two recreational rooms, while the third floor will contain a 939 square-foot coworking room, a 1,238 square-foot fitness center, a 1,261 square-foot lounge area and a 1,625 square-foot deck. 

The project also will contain a rooftop pool deck and a parking garage with space for 69 vehicles. A 1,020 square-foot bicycle parking area with space for 71 bicycles also will be provided. 

The project is being designed by MVE+Partners, with renderings revealing a contemporary podium style building. The exterior of the building shows contrasting dark and light concrete with large windows and private balconies on most units. The outside of the building also will be landscaped with a total of 7,020 square feet of open space and 983 square feet of planters, shrubs and trees. 

The project will be developed at the site of the Sunset Body shop, a two story auto shop with an attached surface level parking lot. Both will be demolished in order to make room for the planned project. 

The surrounding area is home to a mix of multifamily housing, retail and restaurant assets. The project site is also near Santa Monica Boulevard, offering even more retail amenities. 

Also nearby are several other projects by RYDA. The company, which was founded in 2014, has one ffinished renovation project in Silver Lake. Located at 3501 Sunset Boulevard, the 4,200 square-foot retail renovation project was completed in 2019. The company is also working on an additional Silver Lake renovation at 1529 Griffith Park. The 3,980 square-foot renovation project will offer both restaurant and retail space once completed.
