AIDS Healthcare Foundation Acquires Nearly 54,000 SQFT Industrial Property in Carson for $20MM

After it was placed on the market a few months ago, an industrial property in Carson was sold for $20 million, or about $370 per square foot. According to public property records, the building was sold by Schultz Properties Inc. to the Los Angeles-based AIDS Healthcare Foundation in a deal that closed earlier this month. 

The property, which is located at 18421 S Main St., was initially placed up for sale in August for $22.13 million, or $410 per square foot, with marketing efforts led by Kidder Mathews, according to previous reporting from The Registry. 

The property totals 53,978 square feet and was constructed in 2002 with renovations as recent as 2020. The property, sitting on 2.47 acres, features three loading docks as well as 85 parking spaces.

The building is situated within close proximity to the intersection of Interstate 10 and Interstate 405, which provides access to Los Angeles International Airport about 14 miles to the north. The building is adjacent to several other industrial properties, some of which include trucking company Sivert & Sons Co., Environmental Noise Control and transportation service Pactrans, LLC.

It is unclear what plans, if any, AIDS Healthcare Foundation has for the space. However, the Los Angeles-based organization is a global nonprofit with a goal of providing a number of services to those in need. The organization was founded in 1987 with the goal of creating a network of hospices. Since then, AIDS Healthcare Foundation has expanded its services to incorporate pharmacies, thrift stores, health and wellness centers and more.
