Bridge Industrial Buys Eight-Acre Industrial Site in Vernon for $30.43MM

Bridge Industrial is continuing to grow its portfolio throughout the Greater Los Angeles area. Most recently, the Chicago-based company purchased an eight-acre industrial site in Vernon for $30.43 million, or roughly $3.8 million per acre. According to public records, the property was sold by Dunn-Edwards Corporation, which currently utilizes the site as a manufacturing facility for its paint products. 

Located at 4885 East 52nd Place, the property is developed with a 46,900 square-foot industrial building, which was constructed in 1960, according to public records. 

The property is located along the Los Angeles River, with easy access to interstate 710. The property is also just down the street from a Dunn Edwards Paint storefront at 4869 E Slauson Avenue. While Dunn-Edwards remains at the manufacturing facility, it is unclear whether the company has future plans to vacate the building. 

The property’s new owner, Bridge Industrial, was founded in 2000 and has since acquired or developed approximately 241 industrial buildings. With a portfolio valued at $12.6 billion, the company has developed about 67 million square feet of industrial product across its markets, which include Los Angeles as well as Chicago, Miami, New Jersey/New York, San Francisco, Seattle and London. 

In recent months, the company has made several moves throughout the Greater Los Angeles area. In one recent transaction that closed in the fourth quarter of 2021, the company paid $48.8 million for a 175,291 square-foot distribution center in Rancho Cucamonga. The company is also wrapping up construction on Bridge Point Santa Fe Springs IV, a 150,548 square-foot industrial facility in Santa Fe Springs. The company began construction on the project in November of 2021 and is expected to complete the development later this year.
