CAP-LA Renews 13,000 SQFT Lease in Los Angeles’ Biltmore Court

Los Angeles, CA. –– Kennedy Wilson Brokerage, a division of Kennedy-Wilson Properties, Ltd., announced today the lease renewal of the California Appellate Project of Los Angeles (CAP-LA) for a 10-year term at Biltmore Court (520 S. Grand Avenue), located adjacent to the historic Biltmore Hotel in Downtown Los Angeles. The tenant, a non-profit law firm, will continue to occupy approximately 13,000 square feet on the fourth floor of the building. CAP-LA’s renewal represents one of the largest office deals in DTLA for Q4 2023 according to CoStar data. The lease was facilitated by Kennedy Wilson Brokerage Executive Vice President Lee Shapiro and Sales Associate Max Browne who closed the transaction before year-end on behalf of the landlord, WHB Biltmore, LLC.  

The announcement comes on the heels of The Biltmore’s 100-year anniversary celebration, encapsulating a century of rich history that has defined the cultural and architectural tapestry of DTLA. Built in 1923, The Biltmore has played a prominent role in entertainment and politics over the years, hosting the Academy Awards and various U.S. presidents. 

“CAP-LA’s renewal at Biltmore Court is a bright spot amid the doom-and gloom headlines we read on office space in central business districts,” said Browne. “Established tenants with right-sized space see the value in extending their leases, and we were pleased to be able to facilitate this deal.” 

CAP-LA manages the court-appointed counsel program for the Second Appellate District Court of Appeal, which has jurisdiction over Los Angeles, San Luis Obispo, Santa Barbara, and Ventura Counties. They also directly represent some clients under court-appointment. 

“Biltmore Court is just down the street from DTLA’s Civic Center neighborhood where a number of judicial and law enforcement institutions are located,” says Shapiro, “so the property provides an ideal location for the work CAP-LA does and the people it serves. “ 

Biltmore Court is part of the 1.2 million square foot hotel and office complex overlooking Pershing Square and adjacent to DTLA’s Financial District. The property offers flexible office space, prestigious corner suites, and full-floor opportunities.
