Carmel Partners’ 127,500 SQFT Forge at Alloy Office Development Set to be Completed in 2024

Downtown Los Angeles is set to see a mixed-use development take shape in the Arts District. The overall project, spanning a staggering one million square feet, offers a blend of creative office spaces, upscale residences and high-end retail experiences. 

At the heart of this development stands the 127,500 square foot Forge at Alloy, an office building by Carmel Partners which is scheduled for completion in late 2024, according to industry reports. Comprising six stories of creative office spaces and retail outlets, it is flanked by a 35-story apartment tower boasting 475 units. The project is located at 530 Mateo St.

The ground floor of the Forge at Alloy building will feature 18,000 square feet of retail space, complete with a historic warehouse-inspired facade and lofty ceilings. The development will also introduce ‘Paseo,’ an onsite restaurant. Furthermore, it includes a pedestrian and retail walkway, converting a former railroad track into a year-round gathering place. 

In the space between the office and apartment towers, Forge at Alloy will also provide a dynamic outdoor area, with seating and lounge zones, fostering a sense of community and collaboration among its tenants. Moreover, tenants will enjoy exclusive access to a rooftop deck at the office complex.

Carmel Partners has entrusted the leasing efforts to a team of brokers from Cushman & Wakefield, including Mike Condon Jr., Brittany Winn, McKenna Gaskill, Pete Collins and Steve Marcussen.
